Are You a FSBO Loser?

If you decide to sell FSBO be prepared for the negotiations or you could be a real loser. Sellers begin to feel more and more stress as the sale comes to a close. During these stressful times for sale by owner's can succumb to the demands of an aggressive buyer who has nothing to loose by grinding them like a millstone. Due to their limited experience in these situations a FSBO can "show their hand" thinking they may not get another offer, enabling their aggressive buyer to take them to the cleaners.

When negotiating, remember that your selling price isn't your only negotiating tool. FSBO's usually sell on their own to save real estate commissions. The buyer comes into the deal negotiating for the same money the seller is trying to save. Sit down before you get into negotiations and decide what you are willing to give up to close the deal. List all the creative options you have such as giving away your big screen TV. I know that is an unthinkable option for some of you but in reality a big screen TV or your furniture are only worth a few thousand dollars and the perceived value in negotiations is much higher. Terms and seller financing options are strong negotiating items as well.

When an agreement is reached take your time and go over the offer carefully. Be sure to read ALL the buyer's conditions or contingencies and you won't be surprised or be put into a position of a legal dispute after the sale. FSBO's are smart to have a seller's contingency that your lawyer or escrow company approves the contract.

Have contracts on hand for the buyer to use. You will feel much more confident if you are familiar with every part of the contract before hand. So don't be a FSBO looser - be prepared for negotiations.
