Welsh town Merthyr Tydfilhas has recorded the biggest increase in house prices per square metre since 2002, according to Halifax Estate Agents. Halifax’s survey showed properties in the Welsh town increased by 203% over the past five years, from £439 in 2002, to £1331 per square metre in 2007. Merthyr Tydfilhas’s average price per square metre, however, remains significantly below the UK average of £2,158.

Seven of the 10 towns that delivered the highest house price growth over the past five years were in Northern Ireland. Craigavon and Ballymena, both in Northern Ireland, recorded increases of 186% and 180%, respectively.

Nine of the 10 UK towns that have delivered the smallest house price growth on a per square metre basis since 2002 are in the South East. House prices in Camberley, Waltham Cross and Hoddesdon all increased by 30% over the past five years.

Kensington & Chelsea remains the UK's most expensive area with a current average price of £8,386 per square metre.
